Deemed a blighted site in 2010, the client challenged Arcturis to transform the building into a “Class A” office building. While the 22-story building was structurally sound, it lacked an overall identity, with a restrictive and dated main lobby volume and an uninviting storefront. To identify the most impactful improvements for the client, the design team performed extensive programming studies ranging from full exterior elevation over-cladding studies to installations of public art. A resulting tenant circulation study identified the property’s most frequently utilized spaces, ultimately informing the overall design scope.
