This financial client has more than 2 Million square feet of building over 23 acres in midtown St. Louis. As part of a long-term real estate and space utilization strategy, Arcturis partnered with the Fortune 500 company to document, analyze and provide recommended real estate solutions for the campus. The existing conditions documented included the inventory of all buildings and parking, pedestrian circulation / access, utility infrastructure (stormwater, sanitary, water, gas, electric - including substation(s), transformers and feeds, fiber and data, generators, fuel tanks, and other ancillary equipment), real estate land value analysis. The opportunities identified as part of the ultimate master plan were inclusive of suggestions on removal, reuse and new buildings / parking – as appropriate to align with the company’s business goals and vision.
